US (NY): Unassembled cannabis greenhouse remains unsold

A 6.88-acre glass Venlo Greenhouse, never assembled. That’s what a remarkable advertisement read on a U.S. auction site in January. “Previously owned by a major player in the Canadian cannabis industry, a New York facility’s availability stems from an unexpected turn in the financial landscape,” the advertisement further states. The Dutch-engineered greenhouse, originally valued at over $18 million, became available for sale in New York at a price of €7,358,352, but so far remains unsold.

Previously intended for use by a major Canadian cannabis firm, the greenhouse remains unassembled and is stored in the Northeast, ready for immediate shipment and installation. Still packaged, the greenhouse is new. Phases 1 and 2 were constructed, but the company encountered financial difficulties. The 3rd phase was never used, unwrapped, or constructed. The new materials that have not been used are for sale. The sale includes all essential materials, though additional costs for construction, import duties, and other expenses are not covered.

“Investing in this greenhouse means embracing efficiency and sustainability in agriculture. Buyers will benefit from significant material cost savings and tax incentives, complemented by a design that reduces operational costs,” said Chris Lange, Founder and CEO of SecondBloom Auctions, the facilitator of the greenhouse sale, when the facility became available.

Potential buyers can inspect the greenhouse and view a similar operational model demonstrating its capabilities.

The greenhouse has a capacity of 300,000 square feet, providing ample space for a wide range of agricultural activities. It is equipped with advanced glass technology, featuring 330,000 square feet of diffused glass optimized for great light transmission, essential for optimal plant growth. Additionally, the greenhouse contains insulated polycarbonate panels covering 120,000 square feet.

In terms of energy efficiency, the greenhouse has been updated with 30,000 square feet of insulated metal roofing panels, contributing to enhanced energy conservation measures. To ensure a controlled and optimal environment for cultivation, the greenhouse is equipped with environmental control systems. This includes additional assets valued at over $350,000, such as Gavita Grow Lights.
